Unsealed concrete and natural stone act like a sponge. Water soaks in, carries dirt and algae spores with it, and the surface stains and grows algae faster every year that passes without protection. Sealing closes that up so water sheds off the top instead of sinking in.

The surface has to be clean and fully dry before any sealer goes down, so this job almost always follows a pressure washing pass, with enough drying time after that no moisture is trapped underneath the coating. Cracks or damaged joints get addressed before sealing, since sealing over a problem just locks it in. The sealer itself is applied in thin, even coats, and the surface needs to cure before it takes foot or vehicle traffic again.

The two common failures both come from rushing the process. Sealing over a damp surface traps moisture underneath, which shows up later as a cloudy or milky finish that has to be stripped and redone. Using a topical sealer on natural stone that needs to breathe, or the wrong sealer on a stone that will darken permanently, changes the look of the stone in a way that cannot be undone. In this region, freeze and thaw cycles push water that has soaked into unsealed pores, and that expansion is what turns small surface cracks into real structural ones.
